What you get with design-build
Single point of responsibility
One team owns the outcome. Schedule, budget, and quality all land on us, so there's nobody to point at when something needs fixing.
Price certainty, earlier
Because we're pricing the work while it's being drawn, value engineering happens on paper. Moving a wall in a drawing costs an hour. Moving it in the field costs a whole lot more.
Faster delivery
Design and construction overlap, so sitework can start while the interior details are still being drawn. Industry research has shown for years that design-build finishes sooner and runs fewer change orders than design-bid-build.
Built around your number
Tell us the budget up front and we design to it. Nobody enjoys falling in love with a set of drawings they can't afford to build.
Common Questions
What is design-build construction?
Design-build is a delivery method where one firm holds a single contract covering both the design and the construction. The owner works with one team instead of managing an architect and a general contractor separately, and that usually shows up as fewer disputes, fewer cost overruns, and a schedule that holds.
Is design-build more expensive than hiring a general contractor?
Usually it's the other way around. Because the builder is pricing the project while it's being designed, you avoid the expensive redesigns and the bid-day surprises that eat budgets on traditional projects. Research from the Design-Build Institute of America has found design-build projects are delivered faster and with fewer change orders.
What types of projects do you take on as a design-builder?
